A 30,000 BTU gas furnace suits small homes, condos, and mild-climate spaces with a modest heating load. At this size the more interesting decision is usually efficiency — an 80% furnace or a high-efficiency condensing model — because it changes both your fuel bills and how the furnace vents.

AFUE tells you how much of the gas becomes heat. An 80% furnace vents hot exhaust through a metal flue; a 90%+ condensing furnace pulls extra heat out of that exhaust, venting cooler air through PVC and adding a condensate drain. The high-efficiency unit costs more up front and needs the drain and PVC venting, but it burns less gas every winter.

A 96% (condensing) furnace converts nearly all its fuel to heat and vents cool exhaust through PVC; an 80% furnace vents hot exhaust through a metal flue and wastes more heat. The condensing unit costs more but uses less gas each season.
It depends on climate and gas prices. In colder regions or where gas is expensive, the fuel savings pay back the premium faster. In mild climates with a small load, an 80% furnace is often the practical pick.
A condensate drain and PVC venting, because it extracts so much heat that the exhaust cools and produces water. Confirm you can route both before choosing a 90%+ unit.
